If you’re renting, you can take out renters contents insurance to cover your belongings and valuables if they’re lost or damaged in an insured event like theft, fire or water damage.

Your contents can include items like furniture, appliances, jewellery, office equipment, and even clothing.

Most tenants insurance policies Money.com.au analysed cover the full replacement value of your belongings (minus any excess you need to pay), sometimes called 'new for old' cover.

Why renters might need insurance

As a tenant, it’s your duty to pay rent on time and keep the property clean and in good condition. This means you may be financially liable for:

  • Unintentional damage you cause to the property, such as scratches on the wall, burnt countertops, chipped basins, etc. Tenant damage is generally covered by your landlord’s insurance and your rental bond — a security deposit paid at the start of a tenancy.
  • Loss or damage to fitted carpets (if it's not already covered under your landlord's insurance) and your contents. If you have kids and lots of people in your rental home, you may want to consider adding accidental damage cover to your policy for peace of mind (and an added premium).
  • Legal liability to pay compensation for injuries, death, or property damage resulting from accidents related to you or your belongings. For example, if a visitor trips over a loose rug and injures themselves. In this scenario, your coverage is applicable either if your landlord doesn’t have a home insurance policy or up to the limit where your legal liability as a tenant isn't already covered by the landlord's or body corporate's liability insurance, according to QBE. Contents insurance for renters can provide legal liability cover for up to $20-30 million, depending on the insurer.

What contents does renters insurance cover?

‘Contents’ generally refers to the belongings you own or are responsible for within a home. This excludes items permanently attached to your rented home. As a general rule, contents are easy to move or relocate and may include:

If you take out a renters insurance policy, there’s generally a 72-hour exclusion period from when you take out cover for bushfires, storms, storm surges, cyclones and floods before you can make a claim.

Renters insurance optional extras (for an added premium)

This optional feature allows you to insure certain contents or valuables for more than their standard policy limit. Under this option, you can specify a higher replacement value for items such as jewellery/watches, paintings and artworks, and collections and memorabilia, and list them on your policy as specified contents.

If you’re renting, this optional extra covers accidental damage to your contents, like if you accidentally knock your television over or smash your glass-top coffee table. It’s available as a standard inclusion in some comprehensive renters contents insurance policies or as an optional extra.

An extra premium may apply. You may also pay an excess for an accidental damage claim, which is not your standard excess.

Portable contents or personal effects insurance is an optional cover for the contents you take with you away from your home. For example, when you’re going to work, running errands or anytime you’re out of the home. Portable items can include handbags, laptops, smartphones, cameras, bikes, etc.

You may also be able to customise your cover by adding unspecified items such as baby capsules or valuable items like engagement rings or designer watches. You may want to list your high-value belongings as specified items on your policy to increase your coverage limits.

Some insurers like Budget Direct can insure your portable contents anywhere worldwide – for up to 90 days after your departure from Australia.

This add-on covers loss or damage to electrical appliances and machines (generally less than 10 years old) from motor burnout or fusion damage due to an electric current or power surge. It may also cover food spoilage as a result of motor burnout.

Common household appliances like refrigerators, freezers, and washing machines generally contain some type of electric motor. This benefit is sometimes automatically included in some contents insurance policies, such as with QBE and AAMI.

Motor burnout cover can be particularly useful to renters since repairing appliances can be expensive and typically isn't covered by landlords.

This optional extra covers your contents for loss or damage caused by an insured event while they're stored in self-storage or commercial storage facilities. This option is useful if you need to store some of your belongings when moving between rentals or travelling abroad.

This add-on covers the costs of necessary veterinary treatment if your dog or cat is injured in an accident at your home. It’s usually available with combined home and contents or contents-only policies. GIO and Youi offer this optional cover. Keep in mind that tenants are required to seek their landlord’s permission to keep pets at the property.

What isn’t covered by renters contents insurance?

Some general exclusions apply to all renters contents insurance policies, such as:

  • Loss or damage to the home (building) itself
  • Loss or damage to your contents caused by your pets
  • Loss or damage to your contents due to wear, tear or gradual deterioration
  • Loss or damage to your contents due to the presence of asbestos (e.g. if contents are contaminated by asbestos particles/fibres)
  • Loss or damage to your contents due to mould or mildew
  • Loss or damage to your contents due to termites, insects, vermin or rodents
  • Chemical damage to your contents when cleaning (e.g. when using cleaning products on leather or wood surfaces)
  • Damage to your contents from biological, chemical, other pollutants or contaminants
  • Loss or damage to your contents from business activity conducted from home (not including home office equipment).

Content insurance for renters can cost between $30-$60 per month, based on an analysis of quotes for different sum insured amounts and suburbs in Australia obtained by Money.com.au. The monthly or yearly amount for your renters contents insurance is called a premium.

Based on our findings from comparing renters contents insurance quotes, premiums vary significantly depending on:

  • How much your contents are insured for (your sum insured)
  • Optional extras you choose to add to your policy (i.e. accidental damage, motor burnout)

What impacts the cost of renters contents insurance?

Renters contents insurance is available with varying levels of coverage. Policies with standard benefits generally cost less than those with extra features and higher claim limits (the maximum an insurer will pay out). Some insurers like AAMI offer low-cost fire and theft-only content insurers for renters.

This is the estimated replacement value of all your belongings at today's prices. The higher your content’s sum insured, the higher your premium will be. Most insurers will give you a range of insured amounts for your contents based on the information you provide. You can then choose a specific value you’re comfortable with.

Increasing your excess (the out-of-pocket sum you must contribute towards a claim) can lower your premium and vice versa. Most insurers allow you to adjust your excess to increase or decrease your premium. Based on various quotes obtained by Money.com.au, the most common default excess for renters contents insurance is $750, although it could be more or less depending on your provider.

You may pay a higher premium if you’ve made a home and/or contents insurance claim in the last 3-5 years (including for theft and portable contents). Some types of claims impact your home insurance more than others. For instance, a break-in might be linked to the overall security of your home or its location, potentially affecting your premium more than a claim for water damage from a leaking tap.

Living in an area with high crime or burglary rates may be considered a higher risk and could increase your premiums. On the other hand, living in a safer neighbourhood or gated community may reduce your premiums.

Due to our subtropical climate, many parts of Australia are susceptible to natural disasters like floods, bushfires, cyclones, and storm surges. If you’re living or renting in a flood or disaster-prone area, you will likely pay a higher premium to reflect the added risk.

Different home types pose unique risks. For example, units with shared walls can potentially be affected by the spread of fire or water damage from neighbouring units. Freestanding homes may face more risks of theft due to their isolation and may be more vulnerable to weather-related damage. While fire and theft can damage your contents, damage to the home itself is generally covered under building insurance.

You may pay a higher premium if you increase your sum insured for specified contents on your policy, like jewellery, watches or even floor rugs. Increasing your cover limits will generally increase your renters contents insurance premiums.

If you choose to add optional extras to your renters contents insurance, such as coverage for portable contents, accidental damage, or motor burnout, your premium will typically increase. Optional extras generally come with an added premium.

You may pay a reduced premium if your home has some type of security system, including any siren(s), CCTV cameras, smart sensors, and even strobe lights. Security devices can deter thieves and alert you of an incident at your home, like a fire before it's too late.

You may pay an additional premium if you conduct any business activity from home. This is because it may be considered more risky. For example, there might be products you sell or high-value items stored in your home, which could increase the likelihood of theft. Insurers define a business activity as any activity from which you earn money or generate income. According to Budget Direct, working remotely from home is not considered a business activity.

How to save money on renters contents insurance

Increase your excess

You can choose a higher standard excess (the amount you must contribute per claim) when setting up your renters contents insurance policy, which will generally lower your premium. Insurers will generally give you an excess range of $200-$2,000 to choose from, based on quotes obtained by Money.com.au. Keep in mind that a higher excess means you’ll pay a higher out-of-pocket sum if you make a claim.

You can save on your tenants insurance by paying your premium annually instead of monthly. This will also avoid instalment processing fees. Alternatively, some insurers allow you to pay your premium monthly at no extra cost.

However, you shouldn't overlook optional extras. Depending on your circumstances, some may be more valuable to you than others. To determine how much to insure your contents for (your sum insured), you need to estimate the total cost of replacing all of your belongings at today’s prices, including GST, according to Commonwealth Bank.

There are three ways you can calculate your contents’ sum insured:

  • Use the online calculator provided by your insurer. These online calculators generally provide estimated replacement costs for contents provided by Sum Insured Pty Ltd. It combines detailed contents cost data with household information to automatically estimate your contents sum insured using your property's address.
  • Make a list of everything you own and add the value of each item into a spreadsheet to arrive at a cost estimation for your contents. Remember to account for inflation and the rising cost of goods and services.
  • Get an independent valuer or other suitably qualified professional to give you a contents’ sum insured estimate. This would come at a cost to you.

You may want to consider adding specified contents to your policy if you have belongings worth more than your policy’s sub-limits (the maximum you can claim on a particular item).

For example, your policy might have a $1,000 sub-limit for jewellery, but you’ve estimated that all the jewellery you own is worth at least $2,000. In this case, you would ask your insurer to increase your coverage limits to match that amount, and list your jewellery as specified contents on your policy.

If you have a portable contents cover, you will also have the option to add specific cover for any high-value items you take outside the home.
